Historical trends, comparison tables and charts spanning Canadian rental, construction, housing stock, affordability, census demographics and economic indicators — Manitoba, Saskatchewan, Alberta & British Columbia in full detail (incl. municipalities); major centres elsewhere.
Market indicators from various copyrighted sources that are read from folders on your computer, never uploaded. Currently works with various Manitoba data and requires sharing from Jason Schellenberg with other confirmed legal subscribers to such data sources. Market Discount Rates and Altus Costs are the exceptions: they use published survey and cost-guide data, so they work without a folder.
Shared the whole folder? Pick AppMarketData in your Dropbox. Every tab finds its own subfolder.
Shared only some subfolders? Dropbox puts each one at the top of your Dropbox. Once, make a folder named AppMarketData in your Dropbox, drag your shared folders (CapRates, RentalData, …) into it, and pick that. Syncing keeps working after the move. Or connect each shared folder with Add another folder.
After a visit, Chrome asks once to re-open the folder; choose Allow on every visit to skip that. Clearing this site's data makes the browser forget the folder, so you will pick it once more. Files are read in this browser and never uploaded. A folder picked on a tab itself still takes priority.
Latest reading per indicator with 90-day / 12-month / 24-month change chips. Tap an indicator name in the Market Indicators tab for the underlying chart.
Green chips = favourable direction for the indicator; red = unfavourable; grey = unchanged. Direction semantics follow the catalog's goodDirection per chart. National-only indicators (mortgage rates, bond yields, SLOS) always show; provincial & urban-centre indicators follow the Province / Urban centre selection above (kept in sync with the Market Indicators tab).
Building Construction Price Indexes by building type: the cost-approach side of the market. Use the tool to bring a historical build cost forward to the latest published quarter.
Commercial rent indexes: the income-approach side of the market. Use the tool to bring a historical lease rent forward by market rents (CRSPI) and by inflation (CPI).
Agricultural indicators for farm and farmland work — check the geographies on the left and every chart follows, Canada included where a chart publishes a national line. Sourced from Statistics Canada; each chart exports to PNG, and the whole tab to Word or Excel.
No Johnson Report data is loaded. The Johnson Report is subscriber material, so this site publishes none of it:
choose the firm's shared AppMarketData folder or its JohnsonReport subfolder (published by ingest/run.bat in the
Johnson-Report project). The charts render from that folder in this browser only.
Winnipeg commercial real estate figures from the summary tables of The Johnson Report (Wayne K. Johnson, CPA). Vacancy is surveyed each June and December; sales and the other annual measures are reported once a year, in the December edition.
Long series merges every edition up to the one chosen in the sidebar. Where editions overlap, the later edition's figure is used, so revisions replace the earlier print, and June and December readings join into one line. As published shows only the chosen edition's own tables, including its look-back, as a snapshot in time.
No Yardi data is loaded. The Yardi report is copyrighted, so this site publishes none of it: choose the firm's shared
AppMarketData folder or its RentalData subfolder (published by ingest\run.bat in the
Yardi-Rental project). The charts render from that folder in this browser only.
Figures from Yardi's quarterly Canadian National Multifamily Report, which covers about 6,000 professionally managed purpose-built rental properties (over 500,000 units) in 12 CMAs. In-place rent is the average monthly rent across all leases (new, renewal and existing). New-lease change compares a new lease's rent with the previous lease on the same unit. Annual turnover is move-outs over the past 12 months as a share of units; length of stay is the average residency of tenants who moved out. Expenses are trailing 12-month operating costs per unit by province: controllable costs exclude taxes and insurance, and total expense includes them.
The tables are as published for the selected quarter; "**" means Yardi's sample was too small to report. Bedroom-type figures start with the Q3 2023 data, length of stay with Q2 2025, and expenses with Q3 2025.
No FCC farmland data is loaded. Choose the firm's shared AppMarketData folder or its
FCCFarmland subfolder (published by ingest\run.bat in the FCC-Farmland project).
The charts render from that folder in this browser only.
Farm Credit Canada's appraisers value a set of benchmark farm properties in each region every year from arm's-length sales. The % change is the average change in cultivated land values over the calendar year. The value per acre is FCC's reference value for the region, from the Historic FCC Farmland Values Report, which FCC restates when it redraws a region; the region table shows the figure as printed in that year's report. The value range covers 90% of the sales FCC collected in the region that year (the top and bottom 5% are left out). Irrigated land is shown on its own chart because its values sit far above dryland.
Before 2013 FCC reported twice a year: the spring report looked back at July to December of the year before, the fall report at January to June. FCC has published no figures for Newfoundland and Labrador since 2016 (too few sales). "**" means no figure.
No brokerage report data is loaded. Choose the firm's shared AppMarketData folder or its
BrokerageReports subfolder (published by ingest\run.bat in the Brokerage-Reports project).
The charts render from that folder in this browser only.
Every figure here is exactly as printed in a brokerage's own report; nothing is averaged across firms. Their databases, boundaries and definitions differ, so the same quarter can carry different vacancy rates — that spread is itself information. Figures marked † were read by OCR from an image-only PDF, off a snapshot's map or off a chart; check them against the report before quoting one. The Johnson Report tab carries the same market from a fourth source.
No Rentals.ca data is loaded. This site publishes none of it: choose the firm's shared
AppMarketData folder or its RentalData subfolder (published by ingest\run.bat in the
RentalsCa project). The charts render from that folder in this browser only.
Average asking rents for units listed for rent on Rentals.ca's network in the month, as published in the Rentals.ca & Urbanation National Rent Report. They describe the rents being asked of new tenants, not the rents sitting tenants pay (for those, see the Yardi Rental tab's in-place rents or CMHC's Rental Market Survey). "All property types" includes purpose-built apartments, condo apartments, houses and townhouses. The city table covers about 40 to 60 of the largest markets.
The reports come from the Internet Archive's copies of the monthly report page, because Rentals.ca keeps only the current month online. Tables are as published. "**" means no figure.
No apartment comparables are loaded. This site publishes none of them: choose the firm's shared
AppMarketData folder or its ApartmentComps subfolder (written by
apartment-comps-rebuild.bat). The data is read in this browser only.
Two sources. Database rows are read as-is from Apartment Income-Expenses DB.xlsx
(Wpg MF Comps, Income-Expense Comps-Appraised, Wpg Rooming Houses and Mixed Res-Comm). Document
rows are the listings, pro formas, CIMs and income statements in the Apartments-Multi-family folder, read into
Apartment Docs Extract.xlsx one line at a time with the document's own label kept. A document with
Present and Future (or actual and pro forma) columns gives one row per column.
Documents marked unchecked have not been reviewed against the source yet; open a row for the review note. CIM rows come from confidential offering memoranda. Cells marked a are database allowances, not reported figures. Utilities combined is a single line that covers more than one utility, so it is not in the single-utility averages but is in All utilities. NOI and cap rate show "**" when a record has income but no expenses (its NOI would just be EGI) or a NOI of zero or less. EGIM is price ÷ EGI. Neighbourhood clusters come from the City of Winnipeg address file; a record whose address it cannot place is "(not matched)". "**" means no figure.
No Rentals.ca or Yardi data is loaded. Choose the firm's shared RentalData folder (or AppMarketData);
it holds both files. CMHC figures come with the site.
Three different rents. Rentals.ca asking rent is what landlords ask for units listed that month. It is the market price a new tenant faces. Yardi in-place rent is the average rent sitting tenants pay in professionally managed apartments. CMHC average rent is the October Rental Market Survey of the whole purpose-built apartment stock, including long-held, below-market tenancies. Asking rents normally sit above in-place rents, and CMHC's survey lowest; the gaps show how far market rents have moved past what existing tenants pay.
Yardi's all-units in-place rent is read off its report chart (approximate). Rentals.ca months with no surviving report are estimated. Both are marked * in the table. Rentals.ca's Kitchener figures stand in for Kitchener–Cambridge–Waterloo, and CMHC's Ottawa figures are the Ontario part of Ottawa–Gatineau. Canada has no CMHC line (the survey is published by centre).
No cap-rate data is loaded. This site publishes none of it: choose the firm's shared AppMarketData
folder or its CapRates subfolder (published by ingest\run.bat in the Cap-Rates project). The charts render from that folder in this browser only.

This Zoning tab is still being built. Zones, permitted uses and bulk requirements are compiled from municipal by-laws and may be incomplete, out of date or wrong. Check every figure against the governing by-law before relying on it in a report.
